LEVEL OF SERVICE OFFERED:

TENANT FIND: 12% (Inc VAT) FULLY MANAGED: 6% (Inc VAT) TENANT FIND: 24% (Inc VAT)
MULTIPLE AND SOLE AGENT

This fee will be applicable for any Renewed or extended Tenancy;

    INCLUDES:
  • Collect and remit initial two months’ rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
    INCLUDES:
  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term
SHORT / HOLIDAY LET

    INCLUDES:

ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE):
    Advertising Fee (Landlords Share): Fees apply when further advertising is required and dependent on the method
  • Agree the market rent and find a tenant in accordance with the landlord guidelines;
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals

    New Tenancy Administration Fee (Landlords Share): £180.00 (inc VAT)
  • Drawing up and supervising a Tenancy Agreement
  • Negotiate the terms of the Tenancy Agreement

Inventory Fee (landlords share): £150.00 - £400.00 (inc VAT)
Dependent on the number of bedrooms and/or size of the property and outbuildings

    Additional property visits: £60.00 (inc VAT)
  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

    Arrangement Fee for Maintenance works (apply for outside the normal management duties): 18% (inc VAT) of total cost
  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

    Arrangement fee for refurbishments (apply for outside the normal management duties): 18% (inc VAT) of total cost
  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

    Arrangement Fee for EPC, Gas Safety certificate and other necessary certificates: 18% (inc VAT) of total cost
  • Arranging access with relevant person(s);
  • Forwarding certificate to the Landlord

    Renewal Fee (landlords share): £90.00 (inc VAT)
  • Contract negotiation, amending and updating terms and arranging a memorandum

    Vacant Management Fee (landlords share): £360.00 (inc VAT)
  • Undertake two inspection visits per month, collect posts and notify landlord of the outcome
  • Arrange repairs and instruct approved contractors
  • Hold keys throughout the vacant management term

    Withdrawal from Agreed Offer (landlords share): £360.00 (inc VAT), other costs and expenses incurred prior to the withdrawal
  • Fees apply if a draft of the Tenancy Agreement has already been processed
