When drawing up a tenancy agreement the landlord may request references from
your employers and from your bank. If you are a student or academic researcher,
a letter of guarantee from your parents or sponsor will be required. In the case of
company let, a company brochure may need to be submitted. Some landlords
request us to arrange for an independent referencing company to conduct credit
checks. |

The deposit and first month’s rent need to be paid when signing a tenancy agreement.
Cheques must be cleared (which takes approximately 7 days, on the other hand,
bank drafts take 1 day) before moving in. Unfortunately credit cards are not an
acceptable payment method. Applicants should be aware of that and make
necessary arrangements. In addition, a charge for drawing up a tenancy
agreement will be made. |

When moving in and out, a professional independent clerk is usually arranged to
go through the Inventory Check-In List and Schedule of Condition (prepared by the
clerk or the landlord before moving in) with the landlords and tenants, room by
room to be fair to both parties. The cost is to be divided equally between the
landlord and tenant. |

Upon moving in, LTPS will inform gas, electricity and
water suppliers and the local Council Tax office of your
new address, the date you move in and your first meter
readings for your utility accounts. When you receive
your first bills, we recommend you check if the meter
readings and your name are correct. You can pay your
Council Tax in 10 installments, while other utility bills
are sent quarterly. |

The majority of UK houses and flats were built over 100 years ago and refurbished
every time the owners are changed. During the tenancy, you may have problems
with central heating, bathrooms, shower, toilets, etc. Therefore, please use the
premises equipment and fixtures correctly with caution to prevent damage or water
leakage. |

Electricity is supplied at 240 volts in the UK. Before plugging appliances in or
replacing bulbs the switches should be turned off to prevent electric shocks. Gas
appliances such as cookers and central heating systems must be installed by
CORGI registered engineers by law. |

UK tap water contains high levels of lime and may
damage kettles, irons and washing facilities including
sinks, bathrooms, toilets, washing machines and
dishwashers. Please clean them regularly with
appropriate chemicals or cleaners. |

As thieves are quite common in London, it is advisable to protect your valuables
with insurance. The police prefer to issue documents for insurance claims than
attempt to chase thieves. |

To enjoy your stay in London, it is advisable you read and understand the tenancy
agreement and maintain a good relationship with your landlord through regular
communication. This will help you in the future when moving out. It may take up
to 2 months for the balance to be returned after all your bills are paid and
deducted from the deposit. |
