04.Tenancy Agreement
The basic terms of the LTPS tenancy agreement are created for a term of less than three years subject to the Housing Act 1988. Most London landlords are buy-to-let investors. It is important for both the landlord and tenant to read and fully understand the agreement and follow it.

The tenancy may be terminated after the minimum tenancy period of six months from the commencement date by either party by serving written notice upon the other. Such notice shall be given by the tenant one-month prior to the intended termination.

A security deposit of 1or 2 months rent is to be held by the landlord or landlord's agent. The deposit should be returned to the tenant within 60 days of the tenant's departure from the premises following the expiration or determination of the Tenancy but after deducting sums claimed by the landlord for cleaning required or any damage to the premises or to the fixtures and fittings.

Tenants are responsible to pay all charges in respect of gas, water and electricity consumed on the premises and all charges in respect of any telephone, satellite and cable TV installed on the premises as well as the television license fee and council tax. You may also have to pay maintenance costs for the garden and police alarm system.

Landlords insure the premises and the fixtures and fittings as specified in the Inventory and Schedule of Condition, however the landlord’s insurance policy will not cover the tenant's belongings within the premises. It is advisable to hold insurance to protect your personal possessions including jewellery and computers.

Decorating or making any alterations in or additions to the premises is prohibited without the landlord's prior written consents. Tenants can not affix any items (including posters and frames) to the walls of the premises using glue, nails, picture hooks or sticky tape without the landlord's prior written approval. Furthermore, if you wish to use your own furniture or other items, you need to obtain the landlord's permission.

Tenants are not allowed to keep pets on the premises without the prior written consent of the landlord (and management companies in some cases). You should be considerate not to cause any nuisance or annoyance or inconvenience to the residents of any neighbouring property. In fact, playing music or holding parties after 10 PM is banned in many areas.

Tenants must notify the landlords (or management companies in the case of flats) in writing before leaving the premises vacant for any continuous period of 21 days or more at any time during the term. You should be careful to prevent theft or burst pipes particularly in winter.

Tenants are obliged to arrange professional cleaning of the premises at the termination of the tenancy. Carpets should be shampooed and heavy curtains should be dry-cleaned. You may also have to mow the lawn and clean the garage thoroughly inside and out.

Tenants must not use the premises for any business purposes. To run a business in the UK, you will be required to obtain the council's permission appropriately, in accordance with the nature of the business.

Tenants must not use the premises for any illegal, immoral or improper use. It is a private residence for the occupation of the tenant and their immediate family only. Subletting is strictly prohibited.
